Kingsford to start previews for One Marina Gardens at average price of S$2,850 to S$2,900 psf

Kingsford Group is set to commence previews for its expansive Marina South development, One Marina Gardens, on Saturday, March 29. This highly anticipated project features 937 residential units across two towering blocks, complemented by a variety of commercial spaces on the ground floor, including two restaurants, two retail shops, and a childcare center.

Diverse Unit Offerings with Competitive Pricing

One Marina Gardens offers a range of unit types designed to cater to various lifestyle needs:

  • One-Bedroom Units: Measuring 420 square feet (sq ft), these units are priced from S$1.16 million, equating to approximately S$2,761 per square foot (psf).

  • Two-Bedroom Apartments: At 646 sq ft, these units start at S$1.8 million, or about S$2,786 psf.

  • Three-Bedroom Units: Spanning 904 sq ft, these are available from S$2.45 million, translating to roughly S$2,710 psf.

  • Four-Bedroom Residences: The largest at 1,647 sq ft, these units begin at S$4.45 million, or S$2,701 psf.

The development’s indicative average pricing falls between S$2,850 and S$2,900 psf.

Strategic Acquisition and Prime Location

In June 2023, Kingsford Group, led by Cui Zhengfeng, secured the prime plot along Marina Gardens Lane for S$1.03 billion during a state tender. This bid, approximately S$1,402 per square foot per plot ratio (psf ppr), was notably about 40% higher than the next highest offer.

Situated in District 1, One Marina Gardens boasts proximity to the upcoming Marina South MRT station on the Thomson-East Coast Line. Residents will benefit from an underground link connecting the development to both Gardens by the Bay and Marina South MRT stations, enhancing connectivity.

Anticipated Completion and Surrounding Developments

The project is expected to obtain its Temporary Occupation Permit (TOP) around the third quarter of 2028. Future residents will enjoy close access to a pedestrian mall and an elevated landscaped bridge linking Gardens by the Bay to Marina Coastal Park, promoting seamless urban living.

The Marina South area is witnessing significant growth, with four other projects under construction, collectively adding nearly 1,500 homes to the vicinity. These include Skywaters Residences, W Residences Singapore – Marina View, One Bernam, and Newport Residences.

Notably, Skywaters Residences launched in May 2024, offering 190 units with spacious three- and four-bedroom layouts starting from approximately 2,300 sq ft. An impressive transaction within this development saw a 7,761 sq ft unit on the 57th floor sold for S$47.34 million, setting a record price of S$6,100 psf for a 99-year leasehold property.
