The upcoming mixed-use development is located at Jalan Anak Bukit, just 6 minutes’ walk away from Beauty World MRT via an integrated underground link, and a 9-minute walk from The Rail Corridor and Rifle Range Nature Park.

THE RESERVE RESIDENCES – A DISTINCTIVE DEVELOPMENT AND AN IDENTITY MARKER IN BUKIT TIMAH
In order to ensure high quality as well as eminent domain development, URA has called for a dual-envelope tender for the site with bidders required to submit their concept proposals and tender prices in 2 separate packages.
The site is designed to be a distinct and appealing mixed-use development featuring an integrated transportation hub, which will reinforce the identity of Beauty World as a urban village with a verdant environment, featuring great transit connections.
In addition to an integrated transport hub, the site would incorporate complementary uses, such as housing, retail, food & beverages, and other serviced-residence, incorporate significant, connected, public realm accessible for community use. The developer will include landscape replacement areas that are equal in size to the land parcels parcel site area.
Given the context of the site and size of the Land Parcel, The Reserve Residences has an opportunity to explore innovative building typologies with suitable forms and sizes, which will be responsive in sensitive ways to the Bukit Timah Nature Reserve and adjacent developments.
A seamless, underground connection path for residents and visitors to Beauty World MRT station, and pedestrian-friendly connections to surrounding natural attractions, bus stops, and well-designed public spaces will be a key criteria for an integrated development.

BEAUTY WORLD IS SINGAPORE’S ENDEARING IDENTITY NODES
The Reserve Residences strategically located on Jalan Anak Bukit, located within Beauty World and Bukit Timah/Dunearn Road area. This Government Land Sale (GLS) drew heavy bids from some of the biggest developers in Singapore in a two-envelope system.
With completion of Coast-to-Coast Trail, pending completion of the Rail Corridor (check out the map here) and Rifle Range Nature Park, as well as new public and private development projects in the area, public bidding sales will further stimulate rejuvenation in the Beauty World Precinct, bringing vibrancy into the neighbourhood, and improving overall commuting experiences through the convenience of connectivity to Downtown Line and bus services.
The integrated transport hub will comprise a bus interchange for Singapore’s region. The bus interchange will allow for greater accessibility throughout the island. At 7th Mile on Upper Bukit Timah Road, Singapore’s Beauty World neighbourhood has evolved since then from being the village center for the locals, into a township, where 2 storey blocks of shops lined Cheong Chin Nam Road, Chun Tin Road, and Jalan Jurong Kechil, while taller commercial buildings lined Upper Bukit Timah Road.

An alternative recreation option for nature lovers is now opened. This includes a freshwater wetland converted from the former quarry, a viewing platform looking out 31 metres up from the wetlands, and over 7km of trails and boardwalks – the longest out of any of the Nature Parks of the Central Nature Park network.
Located along the Rifle Range road, Rifle Range Nature Park opened on November 12, 2022 that is just minutes walk from The Reserve Residences.
In addition to having recreation facilities, the Central Nature Park Network plays a critical buffer role to Bukit Timah Nature Reserve and the Central Catchment, protecting them from development impacts.

The Reserve Residences is designed by WOHA, a Singapore-based architectural practice founded in 1994. WOHA Architects, is focused on the built environment, exploring the intersections of culture, context, history, nature, climate, sustainability, and social behaviours to inform innovative designs. WOHA is a multidisciplinary design firm led by principals Wong Mun Sum and Richard Hassell, is internationally recognized for their ongoing evolution and innovation.
