Marina South: A Blueprint for Sustainable City Living at One Marina Gardens

A new chapter in Singapore’s urban development is unfolding at Marina South, an emerging waterfront district that merges modern conveniences, sustainable design, and community-centric planning. Anchoring this transformation is One Marina Gardens, the district’s first private residential launch by Kingsford Group.

Located at the nexus of iconic landmarks such as Gardens by the Bay, Marina Bay Sands, and Marina Barrage, Marina South is uniquely poised to become Singapore’s premier mixed-use, car-lite neighbourhood.

The URA Vision: A 10-Minute, Eco-Friendly Neighbourhood

The Urban Redevelopment Authority (URA) has laid out a bold master plan for Marina South—one that prioritizes liveability, sustainability, and intergenerational harmony. Guided by its Marina South Urban Design Guide, URA aims to create a walkable district where amenities, green spaces, and community facilities are within a 10-minute radius.

“Marina South is set to become a self-contained neighbourhood that is highly accessible and convenient,” said Mr Ismail Gafoor, CEO of PropNex.

Beyond accessibility, developers are encouraged to introduce multigenerational public spaces that support stronger family units, better eldercare, and community bonding.

A New Standard for Urban Living

Marina South is envisioned as a “10-minute neighbourhood”, featuring:

  • Pedestrian-first streets

  • A car-lite transport network with cycling infrastructure

  • An underground link between Gardens by the Bay MRT and the future Marina South MRT

  • A landscaped elevated bridge connecting Marina Coastal Park to Gardens by the Bay

“This is a rare opportunity to design a truly walkable town from scratch,” said Mr Gafoor.

Mr Marcus Chu, CEO of ERA Singapore, added:

“The 10-minute city model, similar to the global 15-minute city concept, aligns with growing climate awareness and demand for sustainable lifestyles.”

Sustainability at the Core

From day one, Marina South is being built as an eco-district. Developers must meet BCA Green Mark Platinum Super Low Energy standards and integrate:

  • Pneumatic waste systems for odour-free disposal

  • Centralised cooling and energy monitoring systems

  • Green roofs and courtyards to reduce urban heat

  • Rain gardens and retention ponds for stormwater management

URA also requires landscape replacement—developers must green their sites using native plant species to enhance biodiversity.

One Marina Gardens: First-Mover in a Smart District

One Marina Gardens, developed by Kingsford Group, leads the way as the first private residential development in Marina South. The 937-unit project offers a mix of one- to four-bedroom apartments, along with retail and F&B outlets and a childcare centre.

Prices start from:

  • S$1.16 million for a 1-bedder

  • S$1.8 million for a 2-bedder

  • S$2.45 million for a 3-bedder

  • S$4.45 million for a 4-bedder

“This is a rare district in Singapore that integrates all aspects of living,” said Mr Cui Zhengfeng, Chairman of Kingsford Group.

The development’s Sky Gardens offer panoramic views of the city skyline—reminiscent of Marina Bay Sands’ SkyPark. Thoughtfully placed playgrounds beside fitness zones promote intergenerational interaction and social cohesion.

Premium Living at Competitive Prices

Average launch prices for One Marina Gardens range between S$2,850 and S$2,900 psf.

“We’ve significantly reduced our profit margins to keep pricing reasonable, without compromising on quality,” said Mr Cui.

Despite the misconception that Marina South will mirror the commercial-heavy CBD, ERA’s Marcus Chu clarified:

“URA’s vision for Marina South is different—it’s about creating a liveable, family-friendly neighbourhood, not just another financial district.”

A Future-Ready District for Singaporeans

Marina South is expected to attract a broader range of residents, including multigenerational households, as Singapore’s demographics evolve. Family-friendly amenities, green spaces, and healthcare access will make it more than just a residential enclave—it will become a thriving, inclusive community.

“As the district matures, we believe it could offer a standard of living that surpasses District 10 or even District 1,” said Mr Cui.

Investment Potential: First-Mover Advantage at Marina South

From an investment perspective, One Marina Gardens offers compelling value.

Attractive entry prices coupled with strong rental demand give this project solid upside,” noted Mr Chu of ERA.

The development also holds a strategic first-mover advantage. As more residential sites in Marina South are released, developers and buyers alike will look to One Marina Gardens as a bellwether.

“Future bids will likely be influenced by its performance,” said Mr Gafoor.

Singapore’s Next-Generation Urban Oasis

As Marina South transforms into a vibrant waterfront district that blends green living, integrated transport, and multigenerational amenities, One Marina Gardens stands as a model of what tomorrow’s sustainable city can look like. For home buyers and investors alike, it offers an opportunity to be part of Singapore’s most forward-thinking residential district.
