Plans to Add New Homes and Amenities in Newton Under Study
Singapore’s urban planners are considering the development of new homes and amenities in the Newton area, aiming to offer more diverse housing options in central locations. The Urban Redevelopment Authority (URA) shared this vision during an ongoing exhibition, emphasizing the creation of new public spaces and improved connectivity while maintaining the area’s rich heritage.
The exhibition is part of URA’s public engagement for the upcoming Recreation Master Plan, which will be incorporated into the next Draft Master Plan, set to launch in 2025. This master plan, a key document guiding Singapore’s development over the next 10 to 15 years, will outline future recreational facilities, amenities, and housing possibilities.
While the exact details of the Newton developments are still being studied, the URA stressed that any new plans will honor the area’s heritage and identity while addressing the growing demand for central housing. The region has approximately 29 hectares of reserve land, equivalent to 40 football fields, which could be rezoned for housing and amenities when the plan is reviewed.
The Newton area is home to several historical sites, such as the Goodwood Hill Estate and Monk’s Hill staff quarters, dating back to the early 1900s and 1940s, respectively. Any future developments will need to balance modern growth with the preservation of these heritage landmarks. This mirrors the approach taken with recent developments like PineTree Hill, Watten House, and Nava Grove, where modern living meets heritage conservation.
Edwin Loo, an associate director at real estate consultancy Cistri, notes that Newton’s central location and proximity to public transport make it ideal for residential-led mixed-use developments. However, with several historically significant state properties, planners face the challenge of integrating new buildings with old, ensuring that Newton’s charm and character are retained.
Christine Sun, chief researcher at OrangeTee Group, highlighted that the limited supply of new homes in Newton, combined with its prime location, will make any future launches highly sought after. Recent developments, such as Cairnhill 16 and Klimt Cairnhill, have already seen strong demand, and newer projects like Kopar at Newton continue to attract interest.
As the Newton area evolves, it is likely to follow the footsteps of other successful residential projects like PineTree Hill and Nava Grove, blending modern amenities with a nod to Singapore’s rich heritage.
