URA Launches Three Prime Residential Sites for Tender in Dorset, Upper Thomson, and Telok Blangah
The Urban Redevelopment Authority (URA) has released three residential sites for sale under the first half of the 2025 Government Land Sales (GLS) programme. Located in Dorset Road, Upper Thomson Road (Parcel A), and Telok Blangah Road, these sites could yield a total of 1,765 private homes.

All three sites come with a 99-year lease and are part of the confirmed list of GLS sites for H1 2025, which includes 5,030 residential units.
Market Expectations and Developer Interest
Mark Yip, CEO of Huttons Asia, expects the Dorset Road site to attract around three bidders, with top bids ranging from $950 to $1,050 psf ppr. Its city fringe location and proximity to Farrer Park MRT make it a strong contender for boutique and mid-sized developments.
The Upper Thomson Road site may also see up to three bidders, with bids estimated between $900 and $950 psf ppr. The area is known for its greenery and accessibility, making it attractive for residential buyers.
Telok Blangah Road is drawing the most attention. Justin Quek, CEO of OrangeTee, predicts four to six bidders and a top bid between $1,200 and $1,300 psf ppr. This site is especially notable as the first GLS plot in Telok Blangah in 35 years, and the first to be launched in the Greater Southern Waterfront — a major transformation project along Singapore’s southern coast.
Strategic Importance of Telok Blangah Site
The Telok Blangah site is expected to form about 25% of the private housing supply in the Greater Southern Waterfront area. With limited future developments planned nearby, including the former Keppel Golf Course site, this launch is seen as a rare opportunity.
Looking Ahead
URA also announced that 4,725 private residential units will be released in the second half of 2025, bringing the total confirmed list supply for the year to nearly 10,000 units.
These new launches reflect URA’s continued efforts to balance housing demand with strategic urban planning, while offering developers opportunities in high-potential locations.
